Long known as a city of cotton mills, Gastonia in recent years has been overshadowed by its larger neighbor, the banking center of Charlotte. But Gastonia hasn’t been standing still. It has actively encouraged arts activity in its historic downtown district, and in 2010 the City invited Artspace to assess the viability of an affordable artists’ live/work project in the community.

An arts market survey identified a market for up to 49 live/work units as well as at least 29 arts-related spaces which could include studios, galleries, classrooms and commercial space. With this in mind, Gastonia recently entered into a predevelopment contract intended to lead to Artspace’s first North Carolina project.

After studying nearly 30 potential sites in and near the city center, Artspace recommended a municipal parking lot at the corner of Franklin Boulevard and South Street, a high visibility location that will help connect downtown Gastonia and the York Chester Historic District. When completed, the project will invigorate the corner by turning "dormant space" into "vibrant space" and build on the growing arts community in the area.

The Gastonia project will be unique in Artspace’s portfolio in that it will be the first to have a wellness clinic as an anchor commercial tenant. CaroMont Health, a Gastonia-based health care system with 3,800 employees and 43 facilities, has signed a letter of intent to establish a wellness clinic on the ground floor of the Artspace Gastonia Lofts project.
