Overview

The Artspace Leef North Lofts project is a mixed-use redevelopment of the block located at 212 James Avenue North in Minneapolis’ Harrison Neighborhood, approximately one mile from the Minneapolis Central Business District. It is a prime area for redevelopment due to its proximity to downtown and the Glenwood Avenue West Market District, as well as to transit with Metro Transit bus service immediately adjacent to the site. Additionally, the planned Blue and Green Line LRT extensions will be within ½ mile of the site, as are recreational bike trails. 

The site is currently occupied by a vacant industrial building and parking area. The housing, being developed by Artspace Projects, Inc. and targeted to artists and their families, will create a new, 6-story, 105-unit, LEED Silver designed building located on the north side of the block. It will contain 82 units affordable for residents earning 60% or below of Area Median Income (AMI) and 23 units set at market rate, a mix that is consistent with the city's economic integration initiatives. The majority of units are 2 and 3 bedrooms targeted for families. 

The project will be rich with amenities available to all residents, which include a large gallery at the main entrance, workspace that may include community studio space, music and recording rooms, community gathering areas, outdoor programmable arts engagement and child play areas, and under ground parking.
